Buyer's Broker - "An agent hired by a prospective purchaser
to find an acceptable property for purchase. The Broker then represents
the Buyer and negotiates with the seller in the purchaser's best
interest." (Definition from Barron's Dictionary of Real Estate

In today's marketplace, more and more prospective buyers feel the need
to have an agent working solely on their behalf. While Scala Custom Properties
works generally in a normal real estate broker capecity, we feel there
are many advantages to the Buyer's Broker arrangement which include
- the broker negotiates for the buyer in his best interest and has a fiduciary
responsibility to the buyer. Moreover, the broker, like a "headhunter",
will hunt down properties that specifically fit all the parameters as outlined
by the buyer (i.e., location, price, etc.)
The Buyer's Broker arrangement is particularly advantageous when
dealing with foreclosure properties. The broker can supply you, the buyer,
with inside information as to how and when you can buy upcoming foreclosure
properties.
You, the buyer, owe an agreed-upon commission to the broker, only when
the broker is successful in obtaining a property on your terms.
In plain English, you the buyer pay the commission -- you, the buyer,
